When do I put out garbage, bulk items, recycling?

In order to keep our neighborhood neat and clean, garbage and recycling bins should be put out no earlier than the night before pick-up. In addition, bulk items should be put out no earlier than the weekend before pick-up. Trash and recycling bins should be moved away from the curb no later than the day after they have been serviced. 

Pick-up schedules:

  • Garbage Service: Thursday

  • Recycling: Thursday

  • Bulk: Monday (Red - see calendar)*

  • Yard Waste: Monday (Red - see calendar)*

Where is the Common Area?

Our Common Area is behind the circle of houses right in the center of our neighborhood. See this MAP.​

How do I receive a copy of the HOA financial statements, meeting minutes, or other reports?

HOA documentation for the current year is available HERE

For all previous years, print copies are available at $0.25 per page. If you would like these documents mailed to you there will be additional cost for postage.

When can I contact the HOA Board?

Our hours are Monday thru Friday from 9:00 am to 5:00 pm.  Our HOA Board members serve our community voluntarily, so please allow 48-72 hours for a response, excluding weekends and holidays.  Thank you for understanding.

Do I need to receive approval to make changes to my property?

Yes, please fill out the Property Improvement Request form and submit it to the Settlers Creek Addition HOA -
Architectural Control Committee before beginning project. Property Improvement Request.

HOA DUES

When do we pay annual HOA dues / How much are annual HOA dues?

Homeowners will receive a letter in the mail regarding annual dues.

Please fill out the Questionnaire so that we have your most current contact information.

Thank you for paying your HOA dues in a timely manner.

How do I pay my HOA dues?
For an additional $3 processing fee, you may choose to pay your HOA dues online
(PAYMENTS)

*** For online payments, you must add an additional $3.00 to the total per transaction to cover processing fees. ***

If you do not wish to pay online or to avoid paying the $3 processing fee, you may choose to write a check payable to SETTLERS CREEK ADDITION HOA and mail the check to:

Tallahassee, FL 32303

Please note the above address is not connected to a unit but is simply a mailbox designated for the HOA to receive mail. Any mail sent to this mailing address cannot be certified.

ESTOPPEL​

​

If you are planning to sell your townhome, make sure an estoppel is requested before closing. An estoppel protects and benefits all parties involved (i.e. the seller, the buyer, the lender, and the HOA) and helps to seamlessly transfer ownership of the property from a current to a new owner. A lender or bank will require an estoppel from the HOA prior to closing. The closing agent will usually send the estoppel request.

Estoppel requests must be sent to SettlersCreekAddition@gmail.com.

Each request is $100.00 and requires 10 business days for processing.

The payment must first be received in order to process the estoppel request.

​

RUSH ESTOPPEL

Rush estoppel requests shall be charged the following fees:

·     $150.00 fee for an estoppel to be prepared within 9 - 5 business days.

·     $200.00 fee for an estoppel to be prepared within 4 - 3 business days.

·     $250.00 fee for an estoppel to be prepared within 2 business days (based on availability).

·     $300.00 fee for overnight (based on availability).

·     PLEASE NOTE: If paid by 2 PM this counts for 1 business day; after 2 PM the 1 business day will start the next day.

ESTOPPEL PAYMENTS
For your convenience, we accept payments online (PAYMENTS).

*** For online payments, you must add an additional $3.00 to the total per transaction to cover processing fees. ***

You may also pay via check made out to SETTLERS CREEK ADDITION HOA sent to our mailing address of 3990 Gaffney Loop, Tallahassee, FL 32303.

​

We will also gladly accept ACH payments, wire transfers, or other options agreed upon and at no cost to the association.
